Originally envisioned as a life sciences development, 222 Friend Street is being reimagined as housing. This project reflects a broader shift across Boston — where evolving market conditions are redefining priorities in real time. As the market changed, so did the vision. Working closely with our client, we helped pivot the project from lab space to 200+ new homes designed to better support downtown living and activate the urban fabric of the Bulfinch Triangle today.

The design balances contemporary residential living with the scale and rhythm of the surrounding warehouse district. A refined masonry podium anchors the street with active retail frontage and a recessed residential entry, while the articulated metal-and-glass façade introduces depth, verticality, and light. Expansive windows, carefully framed corners, and a sculpted crown maximize daylight and views, creating a modern addition that complements the historic character of the neighborhood while bringing new energy to the street.
