18-22 Arboretum Road is located in a transitioning post-industrial area of Boston’s Roslindale neighborhood. This multi-family rental housing development, located adjacent to the Arnold Arboretum, reinvigorates an under-utilized site and reinforces a connection between the surrounding neighborhood and the Arboretum’s abundant walking paths and greenery. Careful planning and iterative design early in the concept phase led to a creative building shape and layout optimized for maximum daylighting and view opportunities for residents. The shape of the building also allows for the inclusion of generous indoor and outdoor amenity space spread over multiple elevated courtyards, as well as a woonerf- or ‘living street,’ which balances multi-modal circulation and loading at the ground level, while parking is tucked out of sight below the building. At the building’s front door, the project was setback upwards of 50’, defining a new public plaza along Arboretum Road that serves as a “landing” for a new urban walking trail created by local group WalkUp Roslindale.
